Non-Smoking Policy: Smoking is prohibited inside the unit and anywhere in the building. This is a non-smoking dwelling. Smoking or growing cannabis is strictly prohibited inside the unit, in common areas, and around the building.
Pets: No pets are allowed without the written consent of the LESSOR.
Painting & Modifications: No painting or alterations may be done without the written consent of the LESSOR. (example tv brackets)
Rent & Payments: The first month's rent is due upon signing the lease.
The lease term is a minimum of one year. Post-dated cheques may be provided at the tenant's discretion. If not, electronic transfers or another agreed-upon method will be used.
Tenant Insurance & Utilities: Before receiving the keys, the LESSEE must provide the LESSOR with proof of tenant insurance, including a minimum of $2,000,000 in liability coverage. The LESSEE must also provide confirmation of Hydro account transfer under their name before moving in.
Maintenance Responsibilities: The LESSEE is responsible for routine maintenance and minor expenses under $25 (e.g., replacing lightbulbs).
Subletting & Short-Term Rentals: The LESSEE cannot sublet the unit or rent it out without the LESSOR's prior written consent. NO AirBnb or similar platforms.
Modifications & Installations: No installation of TV brackets without the LESSOR's written consent. No drilling into ceramic surfaces (e.g., in the kitchen or bathrooms).
Other: the LESSEE must provide the LESSOR with a full credit report at their own expense. The LESSEE must provide proof of employment and/or salary with the signed promise to lease, subject to the LESSOR's satisfaction.
The LESSOR reserves the right to use third-party professional services (such as CORPIC or Oligny & Thibodeau) to conduct a rental background check, at their own cost, with the LESSEE's prior consent.
Building Rules: The LESSEE must comply with any applicable building rules and regulations.
Future Property Showings & Lease Termination: Once the LESSEE gives official notice of lease termination, the LESSOR may advertise the unit for rent. The LESSOR has the right to schedule viewings for prospective tenants with a minimum of 24 hours' notice. Showings will be conducted at reasonable hours, typically between 9 AM and 8 PM.
Lease Agreement: The Promise to Lease and its annexes form an integral part of the official lease issued by the Tribunal administratif du logement (TAL).
