1. The property is non-smoking. Smoking is strictly prohibited inside the dwelling, in common areas, and anywhere on the premises. Smoking or cultivating cannabis in any form is also prohibited.
2. Pets are not permitted without the prior written consent of the LESSOR.
3. No painting, modifications, renovations, or alterations to the property are permitted without the prior written consent of the LESSOR.
4. Minimum lease term of one (1) year, with preference for a term ending June 30, 2027. The first month's rent is due upon signing the lease. Post-dated cheques or other agreed-upon methods of payment (e.g., electronic transfer) are required at signing.
5. Prior to receiving the keys, the LESSEE must provide:
* Tenant insurance policy including civil liability coverage of at least $2,000,000;
* Confirmation that the Hydro account has been transferred into the LESSEE'S name.
6. The LESSEE is responsible for minor maintenance costs under $25 (e.g., replacement of light bulbs).
7. Subletting is prohibited without the LESSOR'S consent. No Airbnb or any other short-term rental platforms are permitted.
8. No installation of television wall mounts without the LESSOR'S consent. No drilling or perforation of ceramic surfaces (e.g., kitchen or bathrooms) without prior consent.
9. The LESSEE must provide, at their own expense, a full credit report from Equifax or TransUnion, along with proof of employment including salary, all subject to the LESSOR'S approval.
10. Upon notice of lease termination, the LESSEE agrees that the LESSOR may advertise the property for rent and conduct visits for prospective tenants with 24 hours' notice.
11. The Promise to Lease and its annexes form an integral part of the lease governed by the TAL.
