The LESSEE(S) acknowledge:
1.The property is non-smoking. Smoking is prohibited inside the dwelling, in common areas, and anywhere on the premises. Smoking or cultivating cannabis in any form is also strictly prohibited.
2.Pets are prohibited without the prior written consent of the LESSOR.
3.No painting, modifications, renovations, or alterations to the property are permitted without the prior written consent of the LESSOR.
4.Minimum lease term of one year, with preference for a term ending June 30, 2027. The first month's rent is due upon signing the lease. Post-dated cheques or other agreed payment methods (e.g., electronic transfer) are required at signing.
5.Prior to receiving the keys, the LESSEE must provide:
* Proof of tenant insurance including civil liability coverage of at least $2,000,000
* Confirmation that the Hydro account has been transferred into the LESSEE'S name
6.The LESSEE is responsible for minor maintenance costs under $50 (e.g., replacing light bulbs).
7.Subletting is prohibited without the LESSOR'S consent. No Airbnb or short-term rental platforms are permitted.
8.No installation of television wall mounts without the LESSOR'S consent. No drilling into ceramic surfaces (e.g., kitchen or bathrooms) without prior consent.
9.The LESSEE must provide, at their expense, a complete credit report from Equifax or TransUnion, as well as proof of employment including salary, all subject to the LESSOR'S approval.
10.The LESSEE acknowledges that the immovable is subject to a Declaration of Co-ownership and building rules and regulations. The LESSEE agrees to comply with all such rules and regulations, as well as any amendments thereto, upon receipt. The LESSEE further agrees to ensure that all occupants and visitors comply with said rules.
11.After notice of lease termination, the LESSEE agrees that the LESSOR may advertise the property for rent and schedule visits for prospective LESSEES with 24 hours' notice.
12.The Promise to Lease and its annexes form an integral part of the lease governed by the TAL (Tribunal administratif du logement).
All promises to lease must be accompanied by proof of employment and a satisfactory credit report from Equifax, TransUnion, or another recognized credit bureau, to the satisfaction of the LESSOR.
